Where the facts come from
Rules, fees, and timelines on this site are verified against primary sources — Denver Community Planning and Development publications, the Denver Zoning Code, Colorado statute (including C.R.S. 29-35-401–405, the ADU law), and Denver Water's published fee schedules — supplemented by published pricing from Denver builders. Every guide page carries a "last verified" date. When rules change, we update the page and the date. If you find an error, tell us and we'll correct it.
How builder listings work
Directory listings are free. No company pays to be listed, and no company can pay to be removed or to remove a competitor. Listings state what a company publicly does — service types and area — and are corrected on request. Inclusion is not an endorsement.
Verification
We are verifying listed companies one by one against three checks: a current, matching contractor license; current general liability and workers' compensation insurance; and reference checks with past ADU clients. A listing is marked verified only after all three pass, with the date of verification. Verification records are retained. Until a company is marked verified, no verification claim is made about it.
The featured seat — our only paid placement
- One builder at a time may hold the featured seat, shown in clearly labeled "Featured builder" blocks. Featuring is paid sponsorship, and every appearance is labeled as such.
- The seat is available only to verified companies — payment cannot substitute for passing verification.
- Sponsorship buys presentation, not opinion: it does not alter guide content, free listings, or anything we say about any other company, and it does not exempt the sponsor from the vetting guidance we give homeowners.
- We do not sell homeowner contact information, and we do not charge per-lead referral fees.
Independence
Denver ADU Guide is an independent publication. We are not a construction company, we hold no stake in any listed builder, and no builder holds a stake in us. Our revenue is the disclosed featured-seat sponsorship described above.
